What to request : When you believe you have found a
good contractor, ask for their credentials. They'll be bonded
and insured ( overall liability and employee's compensation ).
Ask for the name of their insurance agency, look up the number
yourself, call the insurer and ask for a copy of the
Certificate of Insurance. Ask for the contractor's
portfolio and references. Remember a contractor will generally
only show you their favorable work and comments. learn
how long the contractor has been in business and how long they
have worked with their crew. Find out if the contractor
will be working on concurrent projects. If working on multiple
roles, will they be in a position to devote sufficient time to
your project. When Beginning Negotiations : start by
making a listing of projects that have to be finished. Ensure
the roles done fit into your position and make allowances for
surprising scenarios. Create and commit to a contract.
Some contractors don't like completion dates because weather
can be unpredictable. Take into account their concerns and come
up with a fair finish date.
